Extreme Radon Mitigation Project in Red Feather Lakes, Colorado

 

 

We were contacted by a homeowner in Red Feather Lakes, Colorado after a conversation with a neighboring property owner whose home we had recently mitigated for high Radon levels. The homeowner, who also served as the general contractor for his own mountain cabin, decided to perform a Radon test after learning more about the risks of Radon exposure in the area.

 

The homeowner submitted the results of a short-term Radon test kit, which showed an astonishing 1,140 pCi/L. These results represent the highest Radon levels North Point Radon has ever encountered, far exceeding the EPA action level of 4.0 pCi/L and highlighting the extreme Radon potential in the Red Feather Lakes region.

 

 

 

 

Unique Construction Details & Site Conditions

 

 

One advantage of this project was the homeowner’s detailed knowledge of how the cabin was built. Because he lived on-site during construction and acted as the general contractor, he was able to provide critical information that influenced the mitigation design:

 

  • He personally backfilled approximately 6 inches of 2-inch gravel beneath the slab
  • The cabin was constructed with in-floor radiant heat, which significantly limits traditional slab coring options
  • The home featured a wrap-around deck, impacting exterior routing for exhaust piping

 

 

These factors are common in mountain cabins and custom homes throughout Northern Colorado and Southern Wyoming, but they require advanced planning and experience to mitigate properly.

 

 

 

 

Custom Radon Mitigation System Design

 

 

Based on the construction details, foundation footprint, and extreme Radon concentration, we designed a custom Radon mitigation plan designed to avoid damaging the radiant heat system while still accessing the sub-slab gravel layer.

 

Instead of coring through the slab, we:

 

  • Excavated from the exterior to below slab level
  • Dug and cored through the foundation wall to access the gravel sub-base
  • Installed a single, properly designed Radon mitigation system based on the known gravel layer and slab footprint
  • Routed 4” schedule 40PVC exhaust piping along the exterior and carefully penetrated the wrap-around deck to maintain proper vent termination height and code compliance

 

 

This approach allowed us to install an effective system without risking damage to the radiant heating loops embedded in the concrete slab.

 

 

 

 

Post-Mitigation Results

 

 

Following installation, the home was retested for Radon. Results showed a dramatic reduction, with Radon levels averaging around 2.0 pCi/L, well below the EPA action level and within a safe, acceptable range.

 

The homeowner was extremely satisfied with both the outcome and the technical approach, especially given the severity of the initial Radon levels and the construction challenges involved.

Customer reached out after noticing his radon fan was no longer running. We scheduled an inspection a couple days later to take a look.

During the inspection, I found the fan power switch wasn’t wired correctly and there was a cut in the common wire. This caused the wire to arc and ultimately led to the fan failure. I showed the homeowner what I found and explained the issue.

I gave him a couple of options: I could replace all of the wiring from the fan to the switch and install a new switch at a lower cost, or we could also replace the existing fan, which was about 8.5 years old, with a new fan that comes with a 10-year warranty. After going over everything, he decided to move forward with replacing the fan, all of the wiring, and the switch.

The updated system was left with a new fan, new wiring, and a new switch in place. The homeowner was happy knowing everything was updated and that his new fan is covered by a 10-year warranty, which is an industry best held by North Point Radon.

 

Radon Mitigation Berthoud,CO

Customer reached out looking to have radon mitigation installed in their home. During the sales inspection, we found that the builder had already installed two slab penetration points back in 1993. The home also had a sump pit with a pump in place, but no radon system installed. Based on the layout of the home, we determined the best approach was to tie into one of the existing penetration points and properly seal the sump using a Premier sump lid. This allowed us to create an effective system without unnecessary drilling or disruption. We guarantee both our work and the materials we use. If radon levels do not average below 4 pCi/L, or if the fan fails within 10 years of installation, we will make the necessary adjustments or replace the fan at no additional cost to the homeowner. The homeowner was happy with the process from start to finish, and a radon test kit was provided after installation to confirm final radon levels.

Radon Mitigation

We installed a premier airtight sump lid designed specifically for radon mitigation to ensure an effective seal over the sump pit. During the installation, we inspected and verified that the existing sump pump was in proper working condition.

We installed and routed a radon mitigation vent pipe from the sealed sump lid to the exterior of the home and installed a radon mitigation fan as part of the system to actively draw radon gas from beneath the slab and vent it safely outside. We also ran new electrical power to the exterior of the home and installed a dedicated disconnect switch in compliance with applicable electrical and radon mitigation standards.

Additionally, we sealed the perimeter of the basement slab to minimize soil gas entry and improve the overall effectiveness of the radon mitigation system.

All work was completed in accordance with industry best practices. Our installation includes an industry-leading 10-year warranty on the radon mitigation fan, and we guarantee that indoor radon levels will be maintained at an average of less than 4 pCi/L for 10 years.
