Activation of Passive Radon System

The homeowner contacted us to activate an existing passive radon mitigation system. During the inspection, we found that the home also had a sump pit that did not contain a pump and was not sealed, which could allow soil gases to enter the basement. The homeowner agreed to proceed with activating the passive system installed by the builder and to have the sump pit sealed, but at that time chose not to install a sump pump. We agreed that installing a premier airtight sump lid designed for radon mitigation was the best option. This approach accomplished two goals: properly sealing the sump pit and having a radon-ready sump lid already in place should future system upgrades be needed. In addition, the homeowner elected to have a Breathe EZ furnace filter installed, which helps capture radon decay products and improve overall indoor air quality. After all work was completed, post-mitigation testing showed average radon levels of 2.5 pCi/L. The homeowner contacted us to activate an existing passive radon mitigation system. Radon Fan Replacement

The homeowner had an existing active radon mitigation system in place; however, recent testing performed by the homeowner showed radon levels above 4 pCi/L. Upon initial inspection, I explained that the most cost-effective and logical first step would be to inspect the system’s suction point, even though the U-tube manometer was showing acceptable readings. After inspecting the suction point, it was determined that the sub-slab material consisted of pea gravel, which is ideal for soil gas collection and airflow. Based on these findings, the next recommended step was to replace the existing fan, as it was not designed specifically for radon mitigation. The fan was removed and replaced with a properly sized radon mitigation fan to improve system performance. The homeowner also elected to have a Breathe EZ furnace filter installed to help capture radon decay products and improve indoor air quality. In total, the work performed included inspection of the suction point, replacement of the system fan, and installation of a Breathe EZ furnace filter. As with all installations, the new fan includes an industry-leading 10-year warranty.
