Lowering Radon Levels Even Further with a Sub-Slab Depressurization System

Not every homeowner calls us because they have a Radon problem that exceeds the EPA action level. Sometimes the motivation is much simpler: peace of mind.

That was the case on a recent Radon mitigation project in Torrington, Wyoming. The homeowner’s Radon levels were already averaging below 4.0 pCi/L, a level many would consider acceptable. However, she spent a considerable amount of time in her basement and wanted to do everything possible to reduce her long-term exposure to radon gas. Rather than settling for “good enough,” she wanted the lowest Radon levels reasonably achievable.

When we first discussed potential solutions, an Energy Recovery Ventilator (ERV) was part of the conversation. An ERV can improve indoor air quality and reduce Radon levels by bringing fresh outdoor air into the home while exhausting stale indoor air. It remains an option the homeowner may pursue in the future. After reviewing the home’s construction and discussing her goals, however, it became clear that a sub-slab depressurization system would provide the most direct and effective way to address Radon at its source.

The chosen suction point location was tucked away inside a closet in the basement storage room. It was an ideal spot from both a performance and aesthetics standpoint, allowing the system to remain largely out of sight while still providing access beneath the slab. As with many older homes, though, the real story began once the drilling started.

Almost immediately, it became apparent that this would not be one of those projects where the gravel beneath the slab practically falls away with a vacuum. Instead, we encountered extremely hard, compacted material beneath the concrete floor. Years of settling had created a dense subsurface that required significantly more effort to excavate and develop into an effective suction pit.

As we continued evaluating the foundation, another challenge revealed itself. The home’s footer was substantially larger than anticipated. Oversized footers can create barriers beneath the slab, limiting airflow and making it more difficult for a Radon mitigation system to communicate across the entire foundation area, proper location of the extraction point is more important. 

From there, the system rose neatly up the outside of the structure before terminating above the roofline. This routing allowed us to maintain proper venting practices while minimizing the visual impact of the installation. Once the fan was installed and the system was activated, the depressurization process began immediately, creating negative pressure beneath the slab and intercepting Radon gas before it could enter the living space.
