Radon Mitigation in Winter Park, Colorado

A homeowner in Winter Park, Colorado contacted North Point Radon after testing revealed a Radon level of approximately 12 pCi/L inside their slab-on-grade mountain cabin. With the EPA action level at 4.0 pCi/L, the home needed an effective Radon mitigation system to reduce Radon concentrations and improve indoor air quality.

The Challenge: Radiant Heat and a Mountain Roof

This Winter Park cabin was constructed slab-on-grade with in-floor radiant heat, which required a different approach than simply drilling a traditional suction point through the interior concrete slab. Penetrating the slab could risk damaging the radiant heating lines embedded in the concrete.

The home also presented another challenge common to mountain properties in Grand County, Colorado: an extremely steep-pitched metal roof designed to handle significant winter snowfall. Because of the roof pitch, metal roofing, and heavy snow accumulation, routing the radon exhaust through the roof was not the best option to prevent heavy snow build up from shearing top of Radon exhaust.

 

Creating the Radon Suction Point from the Exterior

To safely access the area beneath the slab without disturbing the radiant heating system, our team excavated along the exterior foundation until we reached below slab level.

The cabin was constructed using a foam block concrete foundation wall. We carefully cored through the foundation from the exterior and located the gravel bed beneath the concrete slab.

Once we accessed the sub-slab gravel, we created a suction point that allowed us to draw Radon-containing soil gas from beneath the home before it could enter the living space.

This exterior approach allowed us to install an effective sub-slab depressurization system while avoiding unnecessary penetrations through the radiant-heated concrete floor.

 

Gable-End Radon Exhaust

Because of the cabin’s steep metal roof and Winter Park’s significant snowfall, we routed the radon exhaust piping up the exterior of the home and terminated the system above the gable end of the house.

This provided a safe discharge location while avoiding and the additional concerns associated with heavy snow accumulation.

 

GX3 Radon Fan

The system was powered by a GX3 Radon mitigation fan, selected to create the negative pressure needed beneath the slab and gravel layer.

 

By combining an exterior foundation suction point, the existing gravel beneath the slab, and an appropriately sized radon fan, we were able to install a professional active sub-slab depressurization system without disturbing the cabin’s in-floor radiant heating system.
