North Point Radon recently completed a professional Radon mitigation system installation in Wheatland, Wyoming as part of a residential real estate transaction. Elevated indoor radon levels were discovered during a home inspection, requiring mitigation prior to closing in order to meet EPA radon guidelines and buyer contingency requirements.

Radon Problem Identified During Home Inspection

As is common in Platte County and throughout eastern Wyoming, the property tested above the EPA action level of 4.0 pCi/L during the home inspection Radon test. Because Radon is a naturally occurring radioactive gas that can enter homes through foundation cracks and slab penetrations, mitigation was required as part of the inspection objections.
 
Custom Radon Mitigation System Design
 
North Point Radon designed a sub-slab depressurization Radon system, which is the most effective and EPA-recommended method for reducing high radon levels in residential homes.

Interior Radon System Installation
 
A suction point was cored through the basement concrete slab in the mechanical room.
Roughly 15 Gallons of soil was excavated to create surface area in suction point to get the best pressure field extension.
3-inch Schedule 40 PVC Radon piping was routed vertically to optimize airflow and system performance.
A visible manometer was installed to allow homeowners and inspectors to easily confirm proper system operation.
The installation was carefully coordinated around existing plumbing, water treatment equipment, and electrical components.
Exterior Radon Fan and Venting
The Radon fan was installed to ensure any potential pipe leaks remain outside the living space.
Radon vent piping was securely mounted along the home’s exterior and terminated above the roofline to meet EPA and ANSI/AARST clearance requirements.
Exterior penetrations were sealed and finished to maintain the home’s appearance and curb appeal — an important factor in real estate transactions.
