Radon System Repair After Improper Installation

The customer reached out and said, “Installed radon system about a year ago and continue to have issues with condensation. Fan sounds horrible and likely needs replacement. The system is working otherwise. Would love your input and estimate for fan replacement with condensation bypass. Thank you!”

I asked the homeowner to send over a few pictures of the system so I could get an idea of what was going on before making the trip. After looking them over, it was pretty clear the system hadn’t been installed correctly. Based on what I could see, I was able to put together a quote to upgrade the system instead of just swapping the fan. As always, I included our industry-best 10-year warranty on the new fan.

When I arrived at the home, I confirmed what I had seen in the photos. The piping was angled the wrong direction, which created a trap where water and condensation could collect. The system had also been installed with thin-wall pipe, which doesn’t hold up well long term when exposed to the sun and weather.

As I started taking the original piping apart, I found it was full of water. That confirmed the slope issue was allowing condensation to sit in the line, which was likely a big reason the fan had become so loud over time.

To correct everything and bring the system up to our standards, I installed a new fan with our 10-year warranty and replaced the existing piping with Schedule 40 PVC. I made sure the new pipe was sloped properly so any moisture could drain the way it should and not build up in the line again.

The customer was extremely happy with how quiet the new fan was and liked knowing the piping was now much more durable. She later let me know that her radon levels had actually dropped after the upgrade, which was a great added benefit and confirmed the system is performing better overall.
