North Point Radon recently completed a radon mitigation system installation in Steamboat Springs, Colorado to address elevated radon levels in a home with a finished basement and attached garage built on a continuous slab foundation. After reviewing the construction prints for the home, our team identified that the garage slab and the adjacent finished basement slab were poured as a continuous slab, creating the opportunity to install a sub-slab depressurization system from the garage rather than disturbing finished living space. This approach allowed us to strategically create a radon suction point through the garage slab, where we could safely and effectively access the sub-slab aggregate layer.

Using professional radon mitigation coring equipment, we created a slab penetration in the garage and developed a radon suction pit beneath the concrete to maximize airflow and pressure field extension beneath the slab. Because the slab under the garage connects to the slab beneath the finished basement, our goal was to extend the negative pressure field across the entire sub-slab area, reducing radon gas entry points throughout the structure.

Once the suction point was established, our technicians installed 3-inch Schedule 40 PVC radon mitigation piping and routed the system vertically to the exterior of the home. The piping system was carefully run along the structure to maintain a clean, professional appearance while meeting Colorado radon mitigation standards and ANSI-AARST guidelines. The system terminates above the roofline to ensure safe discharge of radon gas away from the home.

The system includes a high-efficiency radon mitigation fan designed for Colorado’s high-altitude conditions, along with a U-tube manometer installed in the garage for system performance monitoring. The slab penetration was sealed with professional-grade sealant to maintain proper depressurization and prevent conditioned air loss.
