Radon Mitigation Installation in Johnstown, Colorado for Real Estate Closing

North Point Radon completed a radon mitigation installation in Johnstown, Colorado today after being contacted by a local realtor who is part of our North Point Radon Pro Program. Our Pro Program partners know they can call us no matter the circumstances, especially when a real estate transaction has a tight deadline. In this case, the home was under contract and a radon mitigation system needed to be installed quickly to meet the closing timeline. The realtor asked if we could review and match another contractor’s proposal, which we were able to do while still committing to a fast installation schedule to keep the deal moving forward.

The home is a two-story house built over a crawlspace with hung floor joists, which means there is no rim joist available to exit the piping through the band board like in many crawlspace homes. Because of this structural design, our mitigation approach required coring through the foundation wall to route the radon mitigation piping from the crawlspace to the exterior of the home.

Inside the crawlspace, our team installed a 12-mil vapor barrier across the soil surface to create a sealed membrane for sub-membrane depressurization, an effective method for controlling radon and soil gases in crawlspace construction. Once the barrier was installed and sealed, the mitigation piping was connected to the membrane collection point and routed through the newly cored foundation wall. The system was then vented safely above the roofline and connected to a continuous-duty radon fan designed to maintain negative pressure beneath the vapor barrier.

As with every installation we complete, this system is backed by North Point Radon’s industry-best 10-year radon fan warranty, providing long-term reliability and peace of mind for the new homeowners.
