Radon Mitigation System Rework & Radon Fan Replacement in Douglas, Wyoming

A homeowner in Douglas, Wyoming recently purchased a home with an existing Radon mitigation system that had been installed by another company. After moving in, they discovered the Radon mitigation fan was no longer working and contacted North Point Radon for a professional Radon system inspection and Radon fan replacement in Douglas, WY.

 

What initially appeared to be a straightforward Radon fan replacement turned into a much-needed Radon mitigation system repair and rework.

 

During our inspection, we confirmed that the existing Radon fan had failed. We also found that the fan’s electrical cord was barely long enough to reach the outlet. When plugged in, the cord was stretched tight and putting constant strain on the electrical connection.

 

As we continued inspecting the existing sub-slab depressurization system, we discovered additional installation problems. The Radon exhaust had been constructed using gutter downspout material instead of Schedule 40 PVC Radon vent piping. The exhaust also terminated below the roofline, with second-story windows located within approximately 10 feet of the Radon exhaust discharge point.

 

Rather than simply replacing the failed fan and leaving the other deficiencies in place, North Point Radon completed a Radon mitigation system rework to improve the safety, reliability, and performance of the existing system.

 

We removed the failed fan and installed a new Radon mitigation fan (with our industry best 10 Year Radon Fan Warranty) along with a properly sized power cord so the electrical connection was no longer under tension. We also installed GFCI-protected power with an in-use weather-resistant outlet cover, providing a proper exterior electrical connection for the Radon system.

 

The existing gutter downspout exhaust was removed and replaced with Schedule 40 PVC Radon mitigation piping. The new Radon exhaust was extended above the roofline and away from the nearby second-story windows, providing a proper discharge location for Radon gas being removed from beneath the home.

 

We also opened and cleaned the existing sub-slab Radon suction point to remove debris and improve airflow and pressure communication beneath the concrete slab. Maintaining a properly constructed suction point is an important part of an effective active soil depressurization and sub-slab Radon mitigation system.

 

By the time the project was completed, what started as a call for a Radon fan replacement in Douglas, Wyoming had become a complete correction of several problems with the existing installation. The homeowner now has a functioning Radon fan, properly protected electrical connection, Schedule 40 PVC exhaust piping, an above-roof Radon exhaust termination, and a cleaned sub-slab suction point.

 

This project is a great example of why homeowners and homebuyers should consider having an existing Radon mitigation system inspected, especially when purchasing a home.
